THIS recently built, four-bedroom house is good value in a great location half an hour’s drive from downtown Yangon.

Part of the Shwe Pin Lon Housing estate, the yet-to-be-lived-in home is surrounded by other big new houses and smooth, suburban streets.

But to get past the expansive yard and large balconies and enter its graceful, polished-floor interior, buyers must first confront the glaring reality that the house has been painted pink.

Those who cringe at the thought may be pleasantly surprised though by the cool inside, where walls are a more neutral pale yellow. Dark tinted windows – with bars – provide protection from the sun and potential intruders.

The front door opens to a large foyer which serves as a common space in the house, leading to good-sized rooms to the left and right of the entrance, a single bedroom (with en suite), the staircase, and the kitchen and dining room.
The rooms on either side of the foyer are suitable as living or games rooms and have their own sliding doors for privacy.

There is a shared toilet and bathroom beside the staircase.
Upstairs comprises the remaining three bedrooms – one double and two single – and the sun-baked, wrap-around balcony. Each of the bedrooms has its own bathroom.

Built separately at the rear of the sparse, 6400-square-foot section is a single garage, also with its own small bathroom and toilet.

The agent said the price was fair at K135 million (negotiable) and a quick sale for the one-year-old home was likely.
