Govt calls tender for Mya Thida housing project

THE DEPARTMENT of Human Settlement and Housing Development (DHSHD) put 32 new two-storey homes at the Mya Thida project in South Okkalapa up for sale by tender to the public on January 24.

The project, which covers 10 acres in Districts 9 and 14, was jointly developed by Asia Metal and Phwint Phyo Aung Construction companies.

Phwint Phyo Aung Construction started building 13 houses at District 14 in 2006 and finished in April 2007, while Asia Metal Construction built 19 houses in District 9 between March 2006 and January 2007. However, the houses are only now going to tender.

While the actual minimum floor price will remain secret – as per usual tender sale rules – an Asia Metal Company employee revealed what each foot of property sold for during the last sale.

“We don’t know what the price these houses will sell for this time but during our last tender the houses sold at a minimum price of K22,000 a square foot.
“We think they will sell for about the same money as that again,” said U Myo Nyunt, an Asia Metal Company assistant engineer.

The department’s first tender sale took place last November and included 67 two-storey homes developed by Great Wall, Shwe Taung, Myint Myat Kyaw and Phwint Phyo Aung between October 2005 and May 2006.

This time buyers will have two basic houses sizes to choose from, although there will be a number of different style homes to pick.

“The 19 houses in District 9 are a mix of A2, A3 and B-type homes but those in District 14 are limited to A1 and B.

“A1, A2 and A3 offer floor space of 3500 square feet, while type B has only 3137 square feet,” one department official said.

He added that all of the houses for sale include a shrine room, living room, two or three bedrooms, a kitchen and a garage.

The properties in the tender sale sit in compounds that are 80 feet wide and 60 feet deep, although there is some slight variance in these numbers, a Phwint Phyo Aung Company spokesperson said.

Application forms to take part in the tender sale are available at the department’s Yangon and Nay Pyi Taw offices until February 13 and cost K10,000 each.

The tender deadline is 4pm, February 14, according to the government’s Mirror newspaper on January 24.

In addition, all tenders attract a K10 million deposit, which must be paid to either Myanmar Economic Bank No. 3 in Yangon or Pyinmana Economic Bank. All unsuccessful tenders will be refunded within one month, according to the department’s own guidelines.

A department spokesperson said successful applicants must pay the remainder of their tender within three months of a successful buy.

Asia Metal Construction has also developed another four two-storey houses at District 9, which were finished in November, although they will not be offered in the latest sale.

“I think these houses will be included in the department’s third tender sale,” U Myo Nyunt said.
