IT may be small and ordinary looking, but this two-storey, three
bedroom house prioritises lifestyle and function over glitz and
glamour.
Located on a 4000 square-foot compound in a quiet and peaceful
area – with easy access to nearby amenities – this
North Okkalapa township house sits beside Thunandar Road, which
links North Okkalapa with nearby North Dagon township, which is
home to one of Yangon’s main universities.
Driving time to the downtown area might be 30 minutes but, with
the busy Thudamar Road junction not far away, catching a taxi
or public transportation is no problem. There are also plenty
of retail shops in the area as well as Orange Super Market, which
is only two minutes drive from the house.
The pleasant neighbour-ing properties, which are all on decent-sized
compounds, designate this area as a step above the rest of North
Okkalapa.
The eight-year-old, semi-brick house fills about half of the compound,
which also has a one-room granny flat. This large area has a tiled
floor, soft yellow painted walls as well as an air-conditioner
to keep the room cool and a small sink. It would be ideal for
those who want to work from home or to be kept free for when guests
drop by.
The main building’s white and grey-tiled façade
is partially shaded by a corrugated iron porch. The iron gate
opens into a small entrance area, which in turn leads into the
living room.
The small living area is simply decorated with a wooden parquet
floor. A bank of windows offers views of the front compound and
sometimes even lets in the occasional breeze – weather permitting.
Beside the lounge is a small air-conditioned bedroom with wooden
floorboards and ply-wood walls. The limited space means a degree
of ingenuity will be required when it comes to arranging furniture.
The window offers delightful views of the granny flat’s
mildewed walls.
The kitchen, at the back of the house, is best described as
basic, with a single sink, concrete floor, blue tiles and a small
amount of wall space.
The bathroom and toilet – beside the kitchen – continue
the basic theme. At the back of the kitchen there’s also
large store room.
Wooden floorboards also dominate upstairs, which is essentially
one large room with two smaller bedrooms partitioned off it. Some
buyers may be put off by the lack of bathroom and air-conditioning
in the upstairs living area.
A small balcony overlooks the cracking concrete compound, which
is bordered by iron railing, that could do with some more greenery
in what is admittedly limited growing area.
The house is supplied with both government and tube well water
and one electricity meter is included in the sale price.
