Min Dhamma condo sales begin

HTOO Trading has begun selling condominiums and detached houses at its Min Damha housing project in Yangon’s Mayangone township, a spokesperson from the company’s sales and marketing department said last week.

The development includes four apartment blocks, each with 48 condominiums and 36 detached houses. There are also two penthouse apartments that measure 4766 square feet, are also available.

Sales at the development began on October 1.

Each of the four main buildings is 12 storeys high and includes four condominiums on every floor, providing a total of 192 condominiums. There will be two elevators feeding each building.

The individual condominiums measure 2380 square feet each and include one master bedroom, two singles bedrooms, a living room, a dining room, a kitchen and housekeeper’s room. Each condo also has three balconies.
Buyers of the detached houses may choose from four designs but they all sit within 11,000-square-foot compounds, with internal area of at least 6100 square feet.

Each house includes a family room, living room, dining room, one ensuite master bedroom, and at least one single bedroom. Some interior decorations will also be included, with additional features subject to negotiation.

The spokesperson added that the condominiums are selling for fixed price of K199 million, with no discount given to those on higher floors. The detached houses are being sold for a maximum of K850 million.

“We assigned prices to the detached houses depending on their location within the development and how big they are. Those houses alongside the road are most in demand and have commanded the highest prices; there are only two of these left,” the spokesperson said.

Additional, shared facilities, included at the condominiums include a swimming pool, mini market, tennis court, fitness centre, café, beauty spa, playground, laundry service and a small function hall.

“We began selling these condominiums and detached houses, payable by installment, from October 1. Customers who choose to pay by installment are expected to pay 30 percent of the cost upfront, with the rest split into nine other payments over the course of one year.”

There are also monthly service charges of K50,000 and K80,000 municipal charges that pay for the electricity generators, security services and maintenance. Each condominium owner is guaranteed two parking spaces in the underground parking lot, according to Htoo Trading.

Construction of the Min Dhamma housing project, situated on the road of the same name, started in 2003.
