KAMARYUT township is the location of this two-bedroom, 10th-floor corner block apartment in the Bayintnaung Condominiums that comes with panoramic views over the city.
The apartment itself is generous in size at 1500 square feet and is finished with nice floor tiles, crisp lilac walls and a sensible layout.
The main living space is a combined living, dining and shrine room that faces away from the river. From the windows you can see a surprisingly long way over Kamaryut, Kyeemyindaing, Sanchaung and Dagon townships. Unfortunately, those views are generally of large dishevelled housing developments.
The shrine room is separated from the rest of the room by its flooring – teak parquet instead of the tiles – and by its location at the window’s edge.
One downside to the combined space is the kitchen, which is nominally separated from the rest of the space by a glass dividing wall that probably seemed an ingenious idea during planning but fails in the flesh. And the space is now cramped but does offer sufficient cooking space and storage.
The upside is a very social space wherein the inhabitants can chat easily without raising their voices.
Natural lighting in the apartment is excellent and is assisted by a number of overhead and wall-mounted lights.
There is also a small air-conditioner in the living room that looks like it would struggle to cool the room at the heat of summer. A comfortable sofa and lounge set in the living room are included in the sale.
Next to the kitchen is a common bathroom and shower, which is likely to be used by the inhabitant of the single bedroom alongside.
At one corner of the apartment is a sun room that offers light during both the mornings and evenings and is perfect for drying clothes.
The ensuite master bedroom faces the river side and benefits from whatever breeze is blowing and the lovely sunsets.
A private generator supplies power for the elevator.
