A renovation bargain, perhaps

RENOVATOR’S delight is a marketing phrase far too commonly used to describe a wrecked house, with little bar location – perhaps – and price to recommend it.

However, in this instance it might just stand up to some scrutiny. The location is good, the price is low and the fundamentals appear sound. But beyond that there’s work to do.

It’s not an expansive house and comes with two bedrooms contained in one storey, and occupying the lion’s share of a 1500-square-foot compound in Pyi Tharyar Yeikthar housing Yankin township.

It is a useful corner block though, with easy access to Lay Duangkan and Pyi Tharyar roads.

There is also a small but heavily overgrown yard alongside the house and there is only a low wire fence, with attendant iron gate out the front. The exterior of the 17-year-old house looks to be structurally sound but could do with a coat of paint.

But if the outside could do with some paint, the interior positively requires it, everywhere.

The living room has a bare concrete floor that cries out for some variety of covering be it parquet, rug, carpet or even lino; anything would be an improvement. The walls require painting as well and the same goes for the ceiling, which may better off being replaced.

Space is not exactly plentiful in the kitchen and two people will struggle to work side by side.

There is also one-car garage, with a storage loft sitting above it. Two bedrooms, a shrine room and a common bathroom sit along the right hand side of the house – all require serious attention to the walls, ceilings and floor.

The house comes with a 60-year lease and is supplied with tube-well water and there is one electricity meter.
