FOR a cool K130 million this handsome pad in the heart of Kyauktada township could be yours.

It sits on the eighth floor of the Olympic tower at the corner of Mahabandoola and Bo Aung Kyaw roads and has attractive views of the river and Botahtaung Pagoda. The location means shopping, leisure, transport and dining are a snip, with the BAK shopping at the bottom of the building and a Central Mart inside.

At 1450 square feet, the apartment is neither overly large nor cramped, and would probably prove suitable for a small family.

Stepping into the apartment you enter the generously proportioned living room that has good natural lighting and ventilation courtesy of the large windows. Should the light prove too much there are curtains to block it, and two air-conditioners to chill the room.

Spaced about the apartment are three bedrooms: One ensuite master and two singles. The master sits occupies one corner of the unit and offers the best views. It also includes a bathtub in the bathroom.

In contrast the two other bedrooms are far less endowed and don’t even come with windows, leaving them hot and badly aerated.

The combined dining room and kitchen is almost western in appearance with an oven, wall-mounted benches and darkly stained wooden cupboards and a dinner table connected to the wall.

The dominant wall colour throughout the apartment is very light cream, while the large kitchen floor tiles are white.

Although the tower is about seven years old this apartment is in pretty good condition, including the wooden flooring.

It comes with three air-conditioners, two telephone lines and one electricity meter.

The building’s generator runs the elevator and water when the power is off and also powers apartments. But it does come at a cost – the monthly service charges, including security and rubbish collection, are about K18,000, which seems a fair price to pay.
